A Tenant Find service is a one off service aimed at finding a tenant for your property and setting up the tenancy for you to manage once they have moved in. For our Tenant Find service we will:
1) Market your property through a range of advertising means including the local papers, external displays, ‘To Let’ boards, our website and the multiple agency websites findaproperty.com and latest homes.
2) Carry out accompanied viewings on the property.
3) Initiate stringent referencing procedures and financial checks on any prospective tenants interested in renting your property.
3) Draw up an Assured Shorthold tenancy agreement.
4) Compile a full and detailed inventory & statement of condition for the property and take internal photographs before your tenants move in.
5) Check the tenants into the property. This will involve ensuring that they sign the tenancy agreement in the relevant sections, taking their first months rent and deposit in cleared funds and providing the tenants with the inventory and keys to the property.
6) Notify the relevant authorities and utility companies of change of occupancy.
7) Provide you with copies of the inventory and agreement and forward monies onto you less our fee
Full Management Service
With a Full Management Service we will continue to manage the property for you after your tenants have moved in. Therefore, in addition to the above services provided for a Tenant Find service, for our Full Management Service we will:
1) Register the tenants deposit with the Tenancy Deposit Scheme.
2) Collect the rent every month on your behalf.
3) Provide you with statements for each payment you receive.
4) Keep you well informed of any changes during the tenancy and answer any queries you may have.
5) Be the primary source of contact for your tenants.
6) Liaise with you and organise any necessary maintenance work.
7) Carry out periodic rent inspections on the property to ensure that it is being well maintained.
8) Serve the relevant legal notices should you wish to take back possession of the property and inform you if your tenant gives us notice to vacate.
9) Carry out an out-going inspection on the property at the end of a tenancy and administrate the deposit and any necessary disbursements.
